If you're thinking about buying a home in Hermosa Beach, one of the first questions you'll probably ask isn't whether you want to live here. It's which part of Hermosa Beach feels right. Although Hermosa Beach covers less than two square miles, it's made up of several distinct neighborhoods, each offering its own lifestyle, housing styles, and personality. Some buyers picture walking to the beach every morning. Others are looking for larger homes, quieter streets, award-winning schools, or panoramic views.

Many discover that the neighborhood they thought they wanted isn't necessarily the one that best fits the way they actually live. I've found that choosing the right neighborhood is often just as important as choosing the right home. Over the years, I've helped buyers purchase homes throughout Hermosa Beach, from Strand properties and walk streets in the Sand Section to family homes in Hermosa Valley, view properties in Hermosa Hills, and homes in North Hermosa that offer easy access to both Hermosa Beach and Manhattan Beach. Living in Hermosa Valley has also given me a personal appreciation for the subtle differences between each neighborhood, differences that aren't always obvious during a weekend of open houses. That's why I encourage buyers to spend just as much time thinking about how they want to live as they do creating a wish list. A home may check every box on paper, but if the neighborhood doesn't fit the way you want to live, it may never truly feel like home. This guide isn't intended to tell you which neighborhood is "best." There isn't one. Instead, my goal is to help you understand what makes each part of Hermosa Beach unique, the types of buyers who tend to gravitate toward each area, and some of the conversations I have every day with clients trying to decide where they'll feel most at home.

  • If you work in technology or have equity compensation, how does this purchase fit into your broader financial plan?

There aren't right or wrong answers. The best neighborhood isn't the one with the highest prices or the closest proximity to the beach. It's the one that fits the life you want to build over the next five, ten, or even twenty years.

One thing I've learned after helping buyers throughout Hermosa Beach is that the "best" neighborhood is rarely the same for every client. A buyer who loves the energy of the Sand Section may feel completely at home there, while another buyer quickly realizes they value larger living spaces, quieter streets, or being close to parks and schools.

Neither decision is right or wrong. They're simply different lifestyles. The goal isn't to find the "best" neighborhood. It's to find the one that fits you. When many people picture living in Hermosa Beach, they're imagining the Sand Section. This is the neighborhood most closely associated with the Southern California beach lifestyle. Walk streets, charming beach cottages, contemporary custom homes, coffee shops, surfboards heading toward the beach, and evenings spent walking to dinner all contribute to an atmosphere that's difficult to replicate anywhere else. For buyers who want to leave the car at home and enjoy the beach as part of everyday life, the Sand Section is often the first place they explore. Life here revolves around walkability. Depending on where you live, it's possible to stroll to the beach, The Strand, downtown Hermosa Beach, local restaurants, coffee shops, and community events in just a matter of minutes. For many residents, that's one of the neighborhood's biggest advantages.

Homes in the Sand Section vary widely, from original beach cottages that have been thoughtfully updated over the years to striking contemporary homes designed to maximize natural light, indoor-outdoor living, and rooftop views. Lot sizes are typically smaller than in other parts of Hermosa Beach, but many newer homes make exceptional use of every square foot through creative architecture and multiple outdoor living spaces. The Sand Section is also one of the areas where buyers are most likely to encounter private or off-market opportunities. Because inventory is limited and demand remains consistently strong, some homeowners choose to sell quietly without ever publicly listing their property. That's because Hermosa Valley offers something that's sometimes difficult to appreciate until you've experienced it firsthand: balance. You're still only minutes from the beach, Pier Avenue, and everything that makes Hermosa Beach special, but everyday life tends to feel a little quieter, a little easier, and a little more connected to the neighborhood itself. For many residents, mornings begin with a walk along the Greenbelt, taking kids to school, grabbing coffee, or walking the dog before heading to work. Afternoons often include time at Valley Park, community events, youth sports, or neighbors catching up outside while children ride bikes through the neighborhood. It's a part of Hermosa Beach where people often know their neighbors, families tend to stay for many years, and community becomes part of everyday life.

Housing in Hermosa Valley also offers a little more variety than some buyers expect. Depending on the street, you'll find everything from charming original homes to beautifully remodeled properties and newer custom residences. Larger lots, additional living space, and generous outdoor areas are often easier to find here than in neighborhoods closer to the sand. That doesn't mean Hermosa Valley is "better." It's simply different. For buyers who want easy access to the beach while also valuing parks, schools, quieter streets, and a strong sense of community, Hermosa Valley often strikes an ideal balance. As someone who lives in Hermosa Valley, I've come to appreciate that balance myself. It's one of the reasons so many buyers who initially focus on other parts of Hermosa Beach eventually find themselves returning here after exploring the city.

Larger floor plans, dedicated home offices, guest suites, and generous outdoor spaces are often easier to find here than in some of Hermosa Beach's more densely built neighborhoods. Over the past several years, I've also noticed more buyers working remotely or splitting time between home and the office. For many of them, Hermosa Hills offers a compelling combination of space, privacy, and flexibility without giving up the beach lifestyle that drew them to Hermosa Beach in the first place. Buyers are often surprised that our conversations in Hermosa Hills have very little to do with square footage. Instead, we spend a lot of time talking about possibilities. That flexibility creates a lifestyle that's difficult to find anywhere else in the South Bay. Many residents naturally find themselves moving between both communities throughout the day. A morning walk might take you north toward Manhattan Beach. Dinner could be on Pier Avenue in Hermosa Beach. Weekend bike rides, beach walks, and local events often become part of both cities rather than just one.

For buyers who value walkability but also appreciate having a wider variety of dining, shopping, and recreation nearby, North Hermosa offers an exceptional combination of convenience and lifestyle.
